The listing says it was an opportunity for high-rise development.  I know you all don't like height limitations, but I thought that there was a Courthouse view corridor along those blocks to the east between Weatherford and Belknap Streets.  Or did the Civil Courts Building already violate that restriction?

Unfortunately that happens quite a bit in dense urban areas and especially ones that are growing wildly. I had a friend in SF who had a great view of the bay, the bay bridge and the Giants ballpark until they starting building new towers; now he has a sliver of a view of the bay and bridge.

I don't think a building over 6 or 7 floors would be appropriate for that site. Something decently in scale with the courthouse and Civil Courthouse.

A harmful, creeping "not in my vista" syndrome which was most recently on display in the Cultural District v. Museum Place row and which could have blocked an important vastly needed hotel in the Cultural District.

 

If the argument is that an institution or an individual has a right to see or be seen, then virtually all highrise development can be targeted as obtrusive. Just look at Uptown Dallas and the forest of high rise residential and office towers whose views of traditional downtown Dallas have been blocked by subsequent towers.

To parrot a phrase "boggles the mind", I do not understand the concerns or hesitance for constructing a high rise tower on this block.  Further more, parroting the stipulation that a developer, were he or she acting in a rational manner, would seek to maximize the results of its project, with costs being a factor, so that building taller on the site would yield more return.

 

If the Courthouse view is a concern, then the view from the west has already been removed.  The most important views, IMO, come from seeing the Courthouse from approaches on Main Street.

 

Frequently on the Forum, comparisons are made of Dallas and Fort Worth.  That being said, one wonders what is the take to  Old Red: BOA?

As someone who loves skyscapers. And if I had a say in it I would build the tallest building in the world in Fort Worth. But even I am concerned about the height. Thanks to channel 5 showing the new view from Samuels. And even FOX network shows Fort Worth and the Courthouse when talking with Fort Worth guest. For better or worse the Courthouse is our iconic view. Just as Reunion Tower and Hyatt hotel is for Dallas. I think even a building any taller than 2 stories in the north end area, would start to take your eye away this view. And that is saying a lot from me.

 

I know the TRV has height restrictions. That I also support. With the exception I would build skyscrapers on the very north end of TRV . To bookend Downtown and the TRV. And have the courthouse sit in its stately glory overlooking the area. Well that's my opinion anyway.

Just driving in on 121 this morning and casually observing, I would say the Vandegriff building has left little courthouse view to preserve from the east.

Anyway, I argue that the iconic views of the Courthouse are and remain the viewpoints taken from either sections of Main Street.  You would not argue that the backdrop of high rises juxtapose against the Courthouse from North Main seriously distract from the Courthouse as you approach it, would you?

I personally think an 8 story building is fine for that row of buildings on Weatherford and Belknap, but that's just personal opinion. I'm NOT saying DON'T build anything taller than that...

 I appreciate your viewpoint; it is commendable. There are over 200+ courthouses in Texas; and our Courthouse is considered one of the top 20 or even top 10 courthouses in the state.  I feel that it is just the right size to be appreciated best on the grounds that it sit upon; not necessarily from a distance, but close up. 

 

 But the "unwritten height restriction" rule for that area around the Courthouse was discarded when Sundance Tower One was constructed in the 80's.  ST1 is actually closer to the Courthouse than would be a future tower built on the site of the closed motor bank building.

I think the biggest violator of the Courthouse View Corridor has been Tarrant County.  You shouldn't completely halt all new high rise construction requiring every view to be preserved.  I think the important ones were the approaches along Belknap and Weatherford Streets. 

 

Although Austin now has a great skyline, I think they should have done more to preserve some of those "special" views of the State Capitol Building.  Now, it is lost and if you don't look for it, you are not aware that Austin is a capitol.  By the way, I do like the way Washington, D.C. has not allowed any high rises.  This makes the monumental buildings really special.

No. But any building along Weatherford Belknap would. Who said I was happy with the height of the new civil courts building ? As I said before. I love Tall Mid and Short buildings. AND open spaces ! In other words a good healthy mix.  Kudos to Dallas for Klyde Warren Park. Perfect example of a urban park open space surrounded by tall buildings. I just love the feel of that area. But this is not even a park. Good that we got rid of the Courthouse annex. That was a step forward. Then we take a steps backward with tall building along Weatherford and Belknap.

It's fun to conjecture, and this is the place for it.  But has Chase offered for sale either of its "fringe" downtown locations?  In addition to the site off Weatherford Street there are the unoccupied buildings at Texas and Cherry Streets.

 

Regarding height restrictions, as I've stated elsewhere, Texas courts do not seem willing to accept a common law right to property owners regarding unobstructed views.  Of course, building height restrictions are approved by governing bodies based largely on political will and popular acceptance.

 Agreed. The biggest violators of the Courthouse in general have been TCGovernment & TCCollege.  Exhibit #1 - 100 East Weatherford; Exhibit #2 - TCC Bluff Campus.

 

I continue to rank the most important approaches to the Courthouse to be "Red Brick Main Street" and "Trinity Viaduct Main Street".

The Texas and Cherry location has been on the market for years and was once rumored as the site of a new garage.

Just curious, is there a separate message thread on the recently re-announced Carleton Properties apartments project titled "Rocklyn" in the 600 block of Samuels Avenue? The prior project was announced in October 2013 but was ultimately cancelled or shelved a year or two ago. An informal neighborhood meeting with a Carleton representative a couple of weeks ago revealed a new design with more units planned than were in the previous project. The ground breaking is supposed to happen by September with completion coinciding around the same time as the Embrey Development project (variously called The Garvey House Apartments; The Kelley, and The Domain)  which begins at 761 Samuels and continues to the 900 block on the west side of Samuels.  I will be happy to scan and send or try to upload the "Rocklyn" conceptual drawing if it hasn't already been linked to. When asked why the name "Rocklyn" was selected for the project the Carelton official said it was based on the "Rock Island" name (part of the neighborhood has been informally called Rock Island for decades because of the former Rock Island railroad tracks that run through the neighborhood. However, I'm not sure the west side of the 600 block of Samuels was ever considered part of the traditional Rock Island area. Still, I'm Ok with the new name and I like the new design better than the cancelled version from 2013.

I don't see it listed for sale on the sellers website anymore. Don't see any demo permits for the address either though. (401 E Weatherford)

The barricades have been there for about a month. Maybe they put them up so people would stop parking there for free.

I guess that's better than surface parking.Hopefully it can be done somewhat attractively. Office space on the ground floor is better than parking on the ground floor to. Seems weird they'd only need a single floor but I'm sure we'll learn more soon. 

 

County is spending a fortune on this.

Walked by there this morning.  Plastic blue-white construction barricades surround the tract.  The Chase drive-in was demolished some time ago and the site is prepared for parking lot surfacing.  Exciting news, huh?
