This has been disscussed in other threads a bit, but noticed the rendering on the developers site. 

 

Some qoutes from an old FWBP article,

 

Oleander Investments, LLC plans a $40.9 million, five-story, 322-unit complex in the two blocks bounded by West Rosedale Street, Fairmount Avenue, Oleander Street, and Hurley Avenue. The 274,666-square-foot property would include 420 spaces in structured parking.

 

The Oleander developers are seeking $1.1 million in reimbursement for improvements they expect to make on West Rosedale, including replacing a retaining wall, Paine said. The group also plans stormwater fixes and streetscape work.

One of the two blocks is vacant, and the second includes an apartment building that the developers plan to demolish, Paine said.

The developers plan to start work on the 274,666-square-foot project in January and complete it in December 2016.

The location will be the large empty lot in the middle of the image and some of the apartment blocks to the East. Very close to Magnolia, Baylor, and Cooks. Great location.

Very positive project in my mind. The location is great and should contribute pedestrians to nearby Magnolia and possible future Rosedale business. The ugly eyesore retaining walls and old apartment complex won't be missed, either. I really like the design of the building to,the colors are nice and the skybridges are very unique looking.

You know I  like these skybridges. They are within the complex and they look very unique. Skybridges can be cool sometimes. Iike the ones in Montgomery Ward to.

The existing apartments are vacant and boarded up. I expect they will torn down soon.

The Near Southside's got the most exciting stuff happening right now - filling out some of these vacant lots with new residents, restoring walkable neighborhoods and creating new ones.

The Near Southside's got the most exciting stuff happening right now - filling out some of these vacant lots with new residents, restoring walkable neighborhoods and creating new ones.

What's happening in Southside is truly amazing and I love it.  I know I'll eventually move from my east Fort Worth home.  I want to be closer to my job in Las Colinas, so I'm looking in the Las Colinas area for convenience and Oak Cliff for sheer love of the area.   However, the Southside is really calling me and making the decision so much harder!!!

The existing apartments are being gutted as of this weekend. It looked like they were salvaging counter tops, doors and other things. I thought it was odd they would'nt just wreck the things. I guess best bet is to keep our eyes peeled on the site over the next few days. 

Past articles stated this would be a January start so it's running behind, but It's still on the developers website.

The old complex has disappeared. Next step I assume would be to grade the site and remove the retaining walls. They will likely be taking a lot of dirt off the site.

Construction is supposed to start in September and be completed in March of 2017.

The latest renderings of this all show the retaining wall along Rosedale intact, (see here) which is very upsetting. The thing is probably over 10 feet tall and just really anti-pedestrian. I don't see why they couldnt just have the lowest level be directly on Rosedale.

Viewing the art rendering with a focus on the retaining wall, I note that the wall does not totally obstruct pedestrians from access to the apartment complex.  The project designer must have had a reason for this wall in the first place.  Any idea why?

If they HAVE to keep the wall, the least they could do is dress it up... add water features and planting or artwork... anything but just a blank wall.

Admittedly, the wall is a challenge, but it can also become an opportunity with adaptive xeriscape and other natural features.

Lighting it at night would definitely help give it a more esthetic look. Similar to the wall at the modern, no?

I assume the wall is there because of an elevation difference across the site. Would it have been better if the retaining wall was across the back with the front end brought down level with the street? I guess that may just shift the problem to the other side. I guess I'm curious if there was a way around the wall staying.

- Active Waterfall 

- Artwork 

- Ivy

 

 

... that's all I've got. I hate that it's there but it must be there for a purpose.

I'd like to see it with a really nice mural... It would help give the near southside a more urban vibe. IMO

The pragmatism in me leads me to think that there will be controversy surrounding almost any theme that the mural would project. Perhaps the least controversial solution to the bare wall would be to landscape the wall.  For landscaping, select the thorniest flowering shrubs.  Thorny flowering shrubs have two advantages: one, they would be aesthetic; and two, they would be a deterrent to "taggers". :)

It would have been nice to take out that wall and in its place provide some retail storefronts facing Rosedale, below the residential 1st floor level.....looks like the height is there. Parking may have been a little bit of an issue,but they take care of the same problem in the west 7th area w/ its mixed use.

I don't see why it would simply shift the problem, given that the whole block is being developed.  The north end of the block could be built at one level, and the south end of the block at another (approximately one story higher).  It would be a great spot for some street level retail on Rosedale.

I said that assuming that the developer probably wasn't interested in doing something more complicated than a retaining wall because of the expense.

Retaining wall issue aside, I'm confused about the actual vertical dimensions of this project after viewing John's photo (Post #32). The vertical "tower" in that photo suggests a 10-11 floor building.  The art rendering (Post #20) shows a six-story apartment complex.  Am I viewing the same project or is this a different one than the artist's drawing posted last summer?

That's an elevator shaft with 5 openings in John's photo and I see 5 floors above the retaining walls on the renderings. Not sure how you're arriving at 10-11 floors from that pic.

John, I think that you are reading the levels of scaffolding as floor levels in the building.  They do not match up.  The scaffolding is places so that the workers can lay the block.  The next level up would only be as high as a worker could reach with a little overlap from the level above.

When driving east on Rosedale from Forest Park Blvd. this project is quite large and it is making a nice impact on that area of town.

It's nice to see some type of design element go into the garage structure as opposed to just ramps and cables that seem to be in most other developments.... Many of the garages in West 7th could have used this treatment.

I was away for a few weeks and I thought I'd drive the area to see the progress of all the Southside Developments and I came across something peculiar and totally unexpected.

I drove past this project and noticed that the retaining walls are in the process of being bricked. I don't recall this being mentioned before nor do I recall seeing it on any of the renderings, but I could be wrong. Not sure how I feel about it yet because it looks a bit odd, but at street level it makes the buildings "feel" a bit taller.

I take it as a positive.  I've been by there on my bicycle and I thought the plain concrete walls looked ugly.  I assume the brick will tie into the motif of the building; should produce a more unified (if someone imposing) appearance.  It may also help discourage graffiti (which seems much more common on plain concrete walls than brick walls).

I like the sound of that as well, however, I still wish they would have buried the power lines (although I know it is costly). At least then you could enjoy an unobstructed view of the building (and from within the building). *sigh*

I don't get the flying-flat Gables; decoration only? There doesn't seem to be sun shade or rain shelter advantage with this. It would seem to be a target for wind damage whereas a more traditional design wouldn't. It isn't that I don't like it, it is sort of nicely weird I suppose, but it appears to be structure with no function.
