 Continuing from the Hillside thread

From March's DDRB agenda.

DG17-08 311 Nichols Street Owner/Applicant: Keystone Development, LLC/ Dwight Hartwick- Architect Request a Certificate of Appropriateness to construct a three (3) story apartment building.

311 Nichols is the land from post #29.

DFWI has posted some info and a rendering on it's website.

The developer of this site is proposing an industrial themed, three story main building with 56 apartments and two outbuildings that will house additional live/ work units above garages

Looks like a neat little concept.

We’ve broken ground on this deal. Going to be a cool little boutique apartment project.

Very cool Crimson... looking forward to it. I have been excited since this project was proposed and drove by the site several times in anticipation that it would begin soon.

Like JBB posted... this is going to be a great infill project and at a really interesting piece of land. Project like these will help bridge the gap, some what, between downtown/uptown and the proposed projects near Martin House and Top Golf.

Good to see more modern residential development in this area.  Very old, and some rundown, housing in the neighborhoods on the fringe of the hospital district.

This isn't near the hospital district.  It's on the east end of Hillside just to the west of the Purina plant.

I'm confused.  I thought 311 Nichols lies south of I-30 and north of Pennyslvania Avenue.  Are we talking about different project here?

You must be thinking of something else.  This is the location:

The original post is about DDRB approval.  South of 30 wouldn't be subject to DDRB approval.

My mistake.  I misread an online map this morning.

We pulled out of this deal yesterday. The developer is going to build it himself. We just were not willing to cut corners on several things, especially structural items that could pose a potential danger.

So, if the 14' retaining wall on the southside of the property fails, you all will know that it wasn't because of us.

Sorry to hear that this fell through for you guys.  Sounds like you did it for the right reasons.  Good luck to you on your other projects and endeavors.

It was actually a relief. Tiny project that took up way too much of our time.
